GENERAL REMARKS

The plots occupy a superb elevated position with distant views across Pateley Bridge and surrounding Nidderdale countryside, yet located within walking distance of the busy High Street. Pateley Bridge is an attractive town in the Nidderdale Area of Outstanding Natural Beauty, amenities include a variety of shops and services on the High Street, schooling for primary and secondary ages, a leisure centre with swimming pool plus restaurants and public houses. This idyllic location on the River Nidd provides wonderful walking and scenery along with natural attractions nearby including Brimham Rocks, How Stean Gorge, Fountains Abby and Studley Royal Deer Park. There is a regular bus service form the town and the location is convenient for the cathedral city of Ripon and the fashionable spa town of Harrogate where more extensive amenities are available plus further schooling and there are A roads providing links to the region’s business centres and motorway network.
Harrogate Borough Council have approved planning consent for the outline application for the erection of two dwellings, subject to conditions, under application number 15/05195/OUT.
Procedure for Informal Tender
1. All offers should be submitted in writing in a sealed envelope, which should clearly indicate on the exterior that the contents are a bid for Building Plot at Old Church Lane. 2. All offers must be received at the firm's Pateley Bridge office 13 High Street, Pateley Bridge HG£ 5AP Friday 22nd July 2016 by 12 noon. 3. All offers must be for a fixed amount only, and offerees are advised to make their bid an odd number in order to avoid the risk of duplication. 4. Offers calculated by reference to offers submitted by other parties, or escalating bids will not be entertained. 5. All offerees will be notified of acceptance or refusal of their offer as soon as possible after the closing date, once the vendor has had an opportunity to consider the offers received. 6. The vendors will not be bound to accept the highest or indeed any offer, and it is accepted that all bids are made subject to contract. 7. Offerees are requested to advise of the full status of their bid, and to indicate what funding arrangements they have made, and the proportion of their bid that will be made up by mortgage finance. An indication of the proposed time-frame for an acquisition would be appreciated too.
